The Cost of Exterior House Painting

Exterior House Painting Cost

When it comes to painting the exterior of your home, the cost of exterior house painting will depend on a number of factors that you will need to properly budget in order to get the job done right. The exterior house painting costs includes factors such as the size of the home, exterior details, methods of paint application  and the amount of preparation required.

Generally speaking, the exterior of a home will require at least two coats of paint from a high quality source so that it will last for years to come. A professional painting contractor will also bring years of experience to their work so the job can be completed in a reasonable amount of time

Factors in Exterior House Painting Costs

As mentioned, there are three main factors that go into pricing a proper exterior painting job for the home.

Size & Height: Homes come in different sizes and the larger your home it, the more paint it will take to cover the outside. In addition, the height of your home will play a role as well since the more difficult it is to reach certain places, the more expensive the cost of the job itself is to perform. So, you’ll need to consider the height of your home as well.

Surfaces to be painted: If you have a home mostly made of brick or siding that does not need to be painted then you can subtract that space from your costs. Basically, this means that if you have a substantially large home that is mostly brick, then you might pay considerably less than someone with a smaller home that is mostly made of wood.

Features: Does the exterior of your home have something that needs extra attention when painting? Are there ornaments or other details that require a different type or kind of paint? If your home has multiple colors, that will increase the expense as well.

Preparation: the most expensive and time consuming part of the project will be the preparation.  That will determine the quality of you paint job as well.  All pealing or flaking paint will need to come off. All gaps and seams need to be sealed off with caulking and putty.  The surface needs to be clean, well prepared and in some cases fully primed.

The Average Cost of Painting a Home

Taking everything into account, the average cost to paint a typical home (around 1700 sf) will range from roughly $3,000 to $7,000. Naturally, the exterior house painting costs will be influenced by a number of factors, but it is helpful to understand the average costs when you are hiring a professional painting contractor to do the work.

If you live in a small, one-story ranch home, then your costs will be on the lower-end of the spectrum. This is particularly true if your home has no unusual exterior features that need painting and the actual paint job is in reasonable shape. Larger homes such as two and three story models will naturally cost more because of the added space that needs to be covered.

Plus, if your home was constructed before 1978, then you may be facing lead-safe prep work as well. When keeping in mind all of these factors you can then know roughly how much painting the exterior of your home will cost.
